11 influential factors in built-to-suit industrial buildings

Posted on Share on:

A built to suit building is designed and constructed based on the operation of each company to meet the needs of each client. These are the 10 factors you should keep in mind to start a successful built-to-suit project.
1. Location
This is an essential point, you should consider if the location of your industrial building, the distance to the border, airports, roads and ports are convenient. You should also check if there is access to more realty in case you need extra space for an expansion.

2. Production area
Depending on what the company does, you should have a layout of the building. You should consider the size of the production area by taking into account the size of the machinery, quantity of employees, processes, etc.

3. Office area
Don’t forget about your administrative personnel and the office area which can be calculated depending on the amount of personnel in the department. If you just need a warehouse for your products, an office area might not be required.

4. Construction time
There are different construction methods, therefore, you should consider the time you have for the project to be finished. One of the most efficient methods for construction is Tilt-up. It’s a faster, cleaner, stronger, more sustainable and more stable process than the traditional cement blocks or brick construction. Depending on the project size, it can take approximately four to six months.

5. Concrete resistance
If the company uses heavy machinery, it’s important to mention the concrete resistance you should have for the production area or the parking lot. The resistance level should be able to resist the heavy load and not crack with time.

6. The building’s clearance height
At Atisa, we have constructed buildings that clear a height of 15 to 32 meters depending on the indications given to us by the client. The height generally depends on the storage space that the client wants for the products. With higher the racks, more products can be organized. Higher clearance can also benefit air circulation in the building.

7. Additional adaptations for operation
It’s important to know the number of KVAs you’ll need to operate. The amount of power will have to be calculated to make sure the transformer will support it.

8. Water tank capacity
If the company’s activities require water in their processes, the water tank should have the capacity to store enough water.

9. The building’s appearance
A building can be either very austere or very luxurious. This will depend solely on the client’s likings and budget.

10. Fire system
Depending on the materials used, the fire department will ask for certain requirements to get the projects Feasibility. You should have a very detailed project to cover all of the requirements the city may ask for in order to get the necessary permits for operation.

11. Parking lot
As the last but not least important point, it is important to have an approximate number of cars that will be using the parking lot or if the company will have a fleet of vehicles for the operation.
